Certificate of Design Compliance
The Certificate of Design Compliance (signed by our building surveyors) will form the basis of a certified building permit application. The Certificate of Design Compliance is submitted to the Permit Authority for the issuing of a Building Permit within 10 days. The 10 day period is based on the owner addressing all other statutory requirements in the certified building permit application other than the Certificate of Design Compliance. These additional statutory requirements will relate to:
- Payment of Levies;
- Form of Application;
- Home Indemnity Insurance;
- Building Surveyor Registration;
- Technical Certificates
- Builder Registration; and
- Encroachments of Property Boundaries
Should the permit authority find the certified building permit application (Certificate of Design Compliance) to be deficient in any way then the Permit Authority can request that further information is submitted within a further 21 day period
Certificate of Construction Compliance
A Certificate of Construction Compliance Form BA17 is signed by the building surveyor and provided to the Permit Authority with the Application for Occupancy Permit Form BA9 for an Occupancy Permit to be issued on Class 1-9 buildings.
Certificate of Building Compliance
A Certificate of Building Compliance, signed by a registered building surveyor, certifies that an existing building complies with the applicable building standards, (Building Code of Australia). For an existing building that was constructed under the building laws of the time, the standards for a Certificate of Building Compliance are those that applied at the time of its construction.
The Certificate of Building Compliance confirms that there are no obvious departures from the original building approval, and that it is safe to occupy. For an existing, but unauthorised building, or for a building having a change of use or classification, the applicable standards for a Certificate of Building Compliance are those for new buildings. Our registered building surveyor, when signing the Certificate of Building Compliance is confirming that the building will perform to the level set for new buildings, for the proposed use or building classification, and that it is safe to occupy.
